格隆匯3月31日丨雅居樂集團(03383.HK)公佈年度業績,年內,集團整體營業額爲人民幣433.46億元,其中物業發展營業額爲人民幣265.52億元,物業管理營業額爲人民幣136.05億元,及其他業務營業額爲人民幣31.89億元,佔比分別爲61.3%,31.4%及7.3%。集團整體毛虧損額爲人民幣5.21億元,毛虧損率爲1.2%。集團虧損及公司股東應佔虧損分別爲人民幣175.39億元及人民幣172.16億元。於2024年12月31日,集團的淨負債比率爲103.6%,現金及銀行存款總額爲人民幣71.89億元。

2024年是中國房地產市場深度調整與政策密集發力的一年,政策基調也從穩預期到止跌回穩。雖然中央政府採取了多項房地產支持政策,但市場還需時間消化及提振購房者的信心。2024年房地產行業仍處於下行趨勢,大部分地區的銷售仍未回暖。年內,集團連同其合營公司及聯營公司以及由集團管理並以「雅居樂」品牌銷售的房地產項目之預售金額合計爲人民幣155.1億元,同比下降65.8%,對應累計預售建築面積爲116.1萬平方米,同比下降61.8%,預售均價爲每平方米人民幣13,359元,同比下降10.4%。除市場銷售對集團物業發展業務帶來的影響,另一方面,整體融資環境仍具較大挑戰性,對集團流動性造成進一步壓力。

即便如此,面對複雜的經濟環境與行業結構性變革,集團一直努力不懈,積極應對挑戰,以保交付、保經營爲首要目標,最大限度減低市場環境對業務營運的影響。於年內,集團在陵水、廣州、武漢、南京、佛山、中山、西雙版納、天津、漢中等33個城市,累計交付4.1萬戶,累計交付面積超377萬平方米。以實際行動兌現企業承諾,展現了困境中的責任擔當。

新的一年預期政策環境會持續寬鬆,從供給需求兩側發力穩市場,促使市場逐步築底,止跌回穩。集團將繼續緊抓經營銷售。一方面將繼續採取措施加快物業預售,抓緊交付工作,以審慎的發展策略,着重發展珠三角及長三角等重點城市羣。於2024年12月31日,集團於78個城市擁有預計總建築面積約爲3,122萬平方米的土地儲備,其中,於珠三角的土地儲備約爲800萬平方米,佔整體土地儲備約26%,於長三角的土地儲備約爲205萬平方米,佔整體土地儲備約7%。另一方面,集團會積極做好債務管理,持續推進與境外債權人之間的建設性洽商,制定當前境外債務狀況的整體合理解決方案,力求改善資產負債狀況,促使集團穩步迴歸健康發展軌道,保障未來可持續經營。
