綠城管理郭佳峯:逆勢領跑彰顯擔當,詳解政策回暖與結構性復甦機遇

3月31日,綠城管理(09979.HK)召開2024年度業績發佈會。董事會聯席主席兼非執行董事郭佳峯,執行董事、行政總裁王俊峯,執行董事聶煥新,副總裁程敏等管理層出席業績會。

過去一年,房地產行業仍處於弱勢整理階段,代建同樣面臨規模增長放緩、業績承壓等考驗。在此背景下,綠城管理通過全面深化戰略改革、堅守品質底線,在逆勢中實現經營基本盤穩固、現金流健康,全年新拓代建面積3649萬平方米,不良資產紓困成效顯著,彰顯龍頭責任擔當,助力市場信心修復。

展望2025年,郭佳峯主席在會上指出,儘管房地產行業仍將面臨挑戰,但隨着政策支持力度加大、市場企穩預期增強,代建行業可能會迎來新一輪增長機遇。

第一,政策推動市場"止跌回穩"。自去年9月26日中央提出"止跌回穩"目標以來,各項調控政策持續落地,市場已出現積極變化。一二線城市的供求關係有所改善、庫存去化週期高位回落,重點城市土地市場回暖,優質地塊低價屢創新高。今年兩會的政府工作報告再次強調要推動房地產市場止跌回穩,市場正穩步修復,行業將持續回穩。

第二,市場呈現"結構性"復甦。未來的市場回暖不是全面普漲,而是結構性企穩。人口流入多、產業支撐強、供需平衡的城市會率先復甦,一線及強二線城市的機會更大。同時,高品質住房需求愈發突出。在這一背景下,品牌強、產品優、運營穩健的企業將更具競爭優勢。

第三,行業發展進入"新階段"。房地產市場的供需關係已經發生深刻變化,行業未來將呈現高質量發展、協調發展、安全可持續發展三大特徵。企業從追求規模擴張轉向專注產品品質,居民需求也從"有沒有"轉向"好不好"。

第四,代建行業迎來"新機遇"。今年政府工作報告提出,要加力實施城中村改造、拓寬保障性住房再貸款、紓困"白名單"增效擴圍、推動"好房子"建設等,同時,我們也注意到代建市場信心正在恢復,委託方拿地和開發意願增強。
