世茂服務(873.HK)市場拓展成績斐然,全年新增年飽和收入14.83億元
2025 年3月 28 日,世茂服務控股有限公司(873.HK)發佈2024年全年業績報告。在充滿挑戰的行業週期中,世茂服務以"重塑新芽、向上生長"爲主題,總結全年發展成果。報告期內,世茂服務營收結構及利潤結構實現雙重突破,多個核心指標逆勢上揚,在市場化拓展方面表現亮眼。
2024 年,公司全年新增年飽和收入達到14.83億元,同比提升28.2%;其中 6-12 月平均新增年飽和收入相較1-5 月大幅快速提升 181.7% 至 1.69 億元;新增項目平均單方物業費從2.31元/㎡/月提升至2.86元/㎡/月,同比提升 23.8%,綜合項目質量顯著提高;增值養老收入同比提升 15.1 個百分點至 1.87 億元。在項目結構上,高能級市場(如一線、新一線及二線城市)佔比高達70.2%;細分賽道市場優質業態佔比達68.5%;優質大客戶項目比重爲63.5%,其中近100個項目年飽和收入超500萬元。
過去一年,公司謹慎考量市場化外拓機遇,在追求第三方外拓穩步增長的同時,更加看重項目品質及整體盈利水平,通過中標高質量項目積極保障未來發展。在住宅領域,公司成功獲得武漢田園四季花城項目,超大盤新建住宅五指山怡景山城等優質項目;同時發揮細分領域優勢,競得國家級地標項目國家會展中心(天津)、國家級大客戶貴州移動等單體超大項目;國家科技孵化器無錫惠山軟件園、科萊恩一體化園區;山東港口集團、中山艦景區、江西大型三甲醫院、長沙市婦幼保健院、白沙影視基地、九峯寺老廟等多種業態優質項目,全年來自非住宅項目的收入同比大幅提升 45.1 個百分點至 23.42 億元。
同時,公司持續通過總部投拓委員會強化、升級投拓項目風控機制,全年規避1.6億潛在風險項目,市場拓展中標率由2023年的39.0% 大幅提升 8 個百分點至2024年的47.0%,人效躍升至1520萬元/人,同比增幅超 100%,市拓能力顯著躍升。
