萬物雲(02602.HK)全面擁抱AI,未來的崗位會很快衍生爲三類
3月26日,萬物雲(02602.HK)舉行了2024年度業績發佈會。公司全年實現營業收入362.2億元,同比增長9.2%;核心淨利潤22.3億元,同比下降4.8%,主要受開發商關聯業務收縮影響。值得關注的是,公司循環型業務收入達307.9億元,佔比85%,同比增長15.5%,成爲業績壓艙石。經營性現金流淨額19.2億元,現金及等價物儲備134.3億元,財務穩健性凸顯。2024年,萬物雲在行業深度調整中展現了戰略定力與韌性。
除了業務的結構性調整外,在行業不確定性中,科技創新能力正成爲萬物雲穿越週期的核心壁壘。從"人防"到"智防",從"經驗驅動"到"數據驅動",萬物雲正以AI重塑空間服務邏輯。未來三年,公司將持續推進"靈石+"生態,在住宅、商寫、醫院等場景深化應用,探索"H(人類)+R(機器人)+A(智能體)"的協同模式。
萬物雲董事長朱保全在《致股東:AI的代價》中對AI在行業的應用做出趨勢性判斷:通用專業平權帶來中小企業的"彎道超車"機遇。行業大模型的困境,萬物雲選擇了垂直場景的"RAG+生態"破局。利用AI做人工替代或被甲方反替代。機器人對提效有積極意義且不改變合同主體。智能體(AI AGENT)或是物業公司的最大威脅。"針對日常任務的跟進、臨時任務的督辦、工單調度與質檢、預防性分析,這些物業經理的職責,都是可以預判的智能體能力。"
基於對AI浪潮下的物業服務革命的預判,萬物雲正全面擁抱AI時代。一方面以"靈石"構建空間智能底座,一方面以知識驅動引擎(GC平臺)構建大模型應用體系。這些可進化的AI基礎設施,在萬物雲內部已展現出顯著的成效與價值創造能力。
在業務場景方面,萬物雲重點突破三大核心場景。智能運維場景:通過AI巡檢系統覆蓋117個蝶城479個項目,日均處理設備異常告警超3萬件,準確率達94.3%,效率較傳統模式提升400%;服務提質場景:部署智能客服與物業經理AI助手,在135個項目中實現工單5分鐘自動派發,並推送1500+份管理報告輔助決策;能源優化場景:依託靈石邊緣服務器構建微電網系統,通過AI動態調節能源使用,試點項目節能率突破18%。
空間服務邏輯正在被AI重塑。萬物雲運營流程中的三類關鍵角色都會得到AI加持:直接面向客戶和作業的操作人員、提供專業判斷與支撐的專業人員、對經營結果負責的管理人員。藉助AI,萬物雲將作業流程線上化,利用智能客服機器人在面客環節實現聊天和問答自動化,與客戶順暢對話。目前,「智能物業管家」已經應用於業務。截至2025年2月底,公司已完成135個項目的智能客服推廣;完成129個項目,28個陣地的智能物業經理推廣,已推送1500+份報告給陣地總、項目總監。同時,對利潤負責的人羣與AI copilot協同,能借助「智能經營助手」提升決策效率。
朱保全表示,萬物雲未來的崗位會很快衍生分化爲H(人類)、R(機器人)、A(智能體)三類。
隨着關聯開發商增量項目下滑,傳統意義的業績確定性變得不確定,當行業從確定到不確定,AI/科技應用能力或成爲行業新的破局點。而萬物雲正積極擁抱AI帶來的發展確定性。
"並非業績增長即是未來,轉型中的能力建設至關重要。'資產管理能力,AI應用能力,綠色低碳能力'將作爲萬物雲的關鍵能力建設方向。"朱保全在《致股東》結尾強調,"企業始於人、終於人,萬變不離其宗——服務好客戶、對得起員工。"
