格隆匯3月20日丨保利置業集團(00119.HK)公佈年度業績,截至2024年12月31日止年度,集團的收入為人民幣402.08億元,較去年下降1.8%。股東應占溢利為人民幣1.83億元,較去年下降87.3%。每股基本及攤薄後盈利均為人民幣4.79分,同比下降87.3%。擬派發末期股息每股2.1港仙。
前述下降主要由於受內地和香港房地產市場下行的影響,導致年內結轉項目毛利率下降。同時對發展中物業和持作出售物業計提減值,該等項目主要包括香港朗譽、濟南保利山語及常州保利景玥府等。
年內本集團實現股東應占溢利人民幣1.83億元,同比下降87.3%。主要由於市場下行,銷售價格承壓,本集團致力於加快資產和資金週轉,以實現長期規避風險和股東利益最大化。導致結轉毛利率下降4.0個百分點至16.4%,同時計提發展中及持作出售物業之減值撥備人民幣7.08億元。
置業集團(集團連同其合營企業及聯營公司)全年完成合約銷售金額人民幣542億元,按年增長1%,是克而瑞房企銷售榜單前20強中僅兩家實現增長的上市公司之一。年度全口徑銷售金額位列行業第17名,較2023年底躍升10個名次。長三角和大灣區銷售金額佔比達到73%,按年提升6個百分點,體現近年拓展資源進一步向高能級城市集中。年內實現銷售回籠人民幣548億元,回籠率101%。銷售規模體現市場競爭力,回籠質量保障財務穩健性,兩手都要抓,兩手都要硬。
雖然行業震盪下行,但保利置業堅持守正創新、默默耕耘,產品競爭力和企業經營能力逐年提升,連續實現經營性現金流為正。2024年經營性現金流淨流入人民幣68億元,促進總借貸淨減少人民幣34億元或4.7%。資本結構持續優化,三道紅線指標全面改善。淨負債率按年下降16.2個百分點至76.9%,現金短債比由1.53升至1.77,剔除預收賬款的資產負債率下降2.2個百分點至70.4%。年內通過發行港幣39億元可持續發展掛鈎銀團貸款和人民幣50億元公司債券等置換到期債務,推動企業平均資金成本下降50個基點至3.38%。2025年1月,集團再獲批人民幣70億元公司債券發行額度,將抓緊融資窗口、把握低息渠道,有序推進債務優化工作。
