大行評級|花旗:下調越秀房產信託基金目標價至1港元 維持“中性”評級
花旗發表研報指,雖然越秀房產信託基金旗下辦公室業務的疲弱表現,被酒店、零售業務及財務成本的韌性所抵銷,惟預計每基金單位分派仍須一段時間才會復甦。該行表示,越秀房託的辦公室業務持續存在壓力,公司正透過擴大租户基礎以管理其投資組合。不過鑑於廣州越秀金融大廈(82.9%)及上海越秀大廈(84.6%)的出租率下降、武漢越秀財富中心租金按年錄得10%跌幅,該行預計除了廣州國際金融中心外,其他辦公室大樓的租金壓力將維持較高水平,相信辦公室市場及宏觀前景仍須一段時間才會復甦。該行亦預期,越秀房託的融資成本見頂回落。花旗將越秀房託目標價由1.1港元下調至1港元,維持“中性”評級,並認為納入滬深港通可能會令越秀房託被受惠。
