大行評級|美銀:上調新鴻基地產評級至“買入” 料股息將在2025財年反彈5%
美銀證券發表報吿,將新鴻基地產評級由“中性”上調至“買入”,指若美國開始減息,新地將成為發展商中最能夠受惠於香港住宅市場潛在回穩。雖然減息並非靈丹妙藥,但認為新地的股價並未反映美國潛在減息。
該行預測,新地每股派息在2024財年下跌23%後,將在2025財年反彈5%。此外,該行相信新地的香港的物業發展項目盈利處於較可持續的水平。催化因素包括位於啟德的天璽-天即將推出。美銀證券對新地目標價由87港元下調至84港元,基於58%的目標資產淨值(NAV)折價。
