中信銀行(00998.HK):房地產風險暴露高峰期已過 全面落實內房融資協調機制
內媒報道,中信銀行(00998.HK)行長劉成於業績發布會上表示,利率走勢是宏觀經濟中特別重大的問題,與經濟發展階段、經濟結構、資金供求及資本流動等關係密切。該行在息差持續收窄的情況下,堅持穩息差經營主題、狠抓管理,息差變動跑贏大市。該行今年要繼續將穩息差放在突出位置,堅持做好量價平衡。
劉成認為,把息差進一步穩住,需要在資產端及負債端發力。其中在資產端,要在保持風險控制能力基礎上,盡可能提升總體資產收益率。要通過優化結構、優化資產配置,來實現收益率的提升。要通過優化結構及資產配置,實現收益率的提升。要在細分領域持續深耕、進行價值挖掘,以提高資產收益率。如在房地產開發領域,把開發貸和按揭貸聯動經營,就可能整體提升收益。
此外,在房地產方面,中信銀行副行長胡罡透露,該行房地產對公貸款佔比較低,風險處置比較早,目前房地產風險暴露高峰期已過,未來對該行資產質量的影響將小於很多可比同業。就房地產整體趨勢來看,風險在逐步出清的過程中,至於甚麼時候真正企穩,視乎銷售的量和價的結果。
胡罡認為,中信銀行下一步在房地產的策略是提質量、穩存量、優增量,全面落實房地產融資協調機制,對於協調機制推送的白名單項目,堅持市場化和法制化的原則,納入全行的綠色審批通道。
