《大行报告》中金:近期金融机构对内房支持力度有所加强 助改善房企流动性
中金发表研究报告指,观察到近期金融机构对房地产支持力度有所加强,有助于改善房企流动性状况、降低信用风险、促进「保交楼」,从而改善预期。
中金指,根据Wind统计,截至2023年上半年,上市银行开发贷和按揭贷款敞口占贷款比例约为6%及24%,合计占比约30%;抵押贷款占比约39%,其中多数抵押品为房地产,地产风险是当前影响银行资产质量的重要变量。
中金续指,除了银行信贷支持外,通过财政支持「保交楼」、房地产市场政策优化等方式改善房企现金流对化解风险同样重要。地产风险的逐步化解有助于降低市场对资产质量的担忧,特别是对于开发贷占比较高的股份行和按揭占比较高的国有大行。(ca/u)
