《大行報告》中金:近期金融機構對內房支持力度有所加強 助改善房企流動性
中金發表研究報告指,觀察到近期金融機構對房地產支持力度有所加強,有助於改善房企流動性狀況、降低信用風險、促進「保交樓」,從而改善預期。
中金指,根據Wind統計,截至2023年上半年,上市銀行開發貸和按揭貸款敞口佔貸款比例約為6%及24%,合計佔比約30%;抵押貸款佔比約39%,其中多數抵押品為房地產,地產風險是當前影響銀行資產質量的重要變量。
中金續指,除了銀行信貸支持外,通過財政支持「保交樓」、房地產市場政策優化等方式改善房企現金流對化解風險同樣重要。地產風險的逐步化解有助於降低市場對資產質量的擔憂,特別是對於開發貸佔比較高的股份行和按揭佔比較高的國有大行。(ca/u)
