華懋:收購愉景新城屬長線投資 將適度調整經營策略
華懋集團早前宣布向新世界發展(00017.HK)收購旗下的荃灣愉景新城商場及停車場,涉及商用物業總面積約63萬平方呎及約1,000個車位。集團執行董事兼行政總裁蔡宏興指出,今次收購愉景新城屬一項長線物業投資,相信可與集團旗下如心廣場一期及二期、如心園及正進行房間翻新的荃灣如心酒店產生協同效應。
他指出,愉景新城是荃灣區內表現好的商場之一,除現有的親子、家庭及教育元素外,未來亦期望加入吸引海外旅客的亮點,令其成為本港地標。交易預期於4月完成,蔡宏興形容物業租金回報不俗,交易完成後會審視租戶組合及適度調整經營策略,但考慮到商場現時出租率接近百分百,相信短期內租戶組合不會有太大變化。
被問及會否再向新世界或其他發展商再進行收購,他表示,集團一直有留意市場上不同項目,亦有計劃增加收租物業資產,主要會關注具有協同效益的投資或收購目標,不排除會與更多企業達成合作。
