《本地樓市》穆迪料今年本港住宅價格再跌5%至10%
評級機構穆迪發表報告,預測今年本港住宅價格再跌5%至10%,買家情緒被住宅供應量增加、高利率及經濟弱復甦抑制,供應量增多會限制樓價表現。由於樓市情緒欠佳打擊發展商今年賣樓成績,料物業發展收入普遍下降。
另外,穆迪提到本港零售銷售增長在高基數下,今年開始逐漸放緩,預料未來12至18個月,受覆蓋地產公司在香港的零售租金收入總額僅得低單位數至中單位數增幅。
穆迪指出,疫情過後,內地旅客自去年2月恢復跨境出遊,香港零售額增長於去年大幅反彈後已顯着放緩,而港人在華南地區的消費增加,內地客的消費意欲卻溫和,打擊本地消費,令香港零售業復甦減慢。
