《本地樓市》黃大仙薈鳴上周六沽96伙套現4.8億 十大屋苑成交按周回落
本港過去周末(1月13至14日)有黃大仙新盤開售,發展商指銷售成績理想,並正考慮加推單位應市。而二手方面,三大代理行數據顯示,十大屋苑成交按周有所回落。
一手方面,宏安地產(01243.HK)旗下黃大仙「薈鳴」於周六盡推5張價單共165伙,當日共沽出96伙,佔可售單位約6成,套現逾4.8億元。
二手成交方面,中原地產十大屋苑本周末錄9成交,按周回落40%。中原地產亞太區副主席兼住宅部總裁陳永傑表示,本月整體入市氣氛有改善,十大屋苑本月至今暫錄約72宗成交,較上月上半個月錄約65宗增約10.8%,樓價走勢仍處反覆期,未確定轉角市,買家入市心態較猶豫,一般要減價較深才有承接,本週未一手市場熱鬧,黃大仙新盤單日沽出近百伙,反映市場上剛需強勁,大部份買家等待入市時機,若遇上筍盤亦有承接。
據美聯物業分行統計,上周末十大屋苑錄得10宗買賣成交,與對上周末的17宗的44周高位比較,按周回落約41%,創4周低位,但仍連續4周保持雙位數水平。至於按15大屋苑計算,共錄得12宗成交,按周同步下跌約33%。
美聯物業住宅部行政總裁(港澳)布少明表示,近月一手主導市場,剛過去周末黃大仙全新盤薈鳴首度登場,銷情向好,搶去不少二手購買力。雖然二手睇樓持續活躍,交投亦呈穩中向好之勢,不少買家積極入市尋寶,冀在春節前趕入市,迎樓市小陽春,惟筍盤量有所減少,而且不少業主憧憬未來樓市「撤辣」及減息在即,略為收窄議價空間。在「旺丁不旺財」之下,周末二手交投略為「回氣」,需儲力再上。
綜合利嘉閣地產分行網絡數據,過去的周六日十大屋苑錄9宗二手成交,按周回落18%,為近四周最少,並於期內再次跌回單位數成交,並有6個屋苑錄得零成交。
