《本地樓市》中原:去年整體樓宇買賣5.8萬宗 按年跌2.7%創新低
中原地產研究部高級聯席董事楊明儀指出,去年整體樓宇買賣合約登記(包括住宅、車位及工商舖物業)錄58,023宗,總值4,776.33億元,較2022年的59,619宗及5,544.59億元,分別下跌2.7%及13.9%。整體買賣連續兩年下跌,宗數創1991年開始有全港數據以來的33年歷史新低,而金額創2013年4,562.81億元後的10年新低。反映2023年利率向上及本地經濟放緩,影響樓市交投疲弱。但隨著息口見頂及市場憧憬減息,加上政府推出一系列措施救市,近期樓市氣氛有所好轉,成交增加,料將於2024年1月的登記數字中開始反映。
按月方面,2023年12月份整體樓宇買賣合約登記錄3,752宗,總值333.15億元,較11月的3,532宗及245.37億元,分別上升6.2%及35.8%。顯示10底政府減辣及11月初美國連續2次暫停加息後,成交連升2個月,12月整體登記量為3個月最高。因為太古地產向證監會售出港島東中心辦公樓錄4宗合共54億元於12月登記,直接推高整體金額為4個月最高。
一手私人住宅方面,2023年錄10,681宗及1,310.5億元,較2022年的10,261宗及1,140.6億元,分別上升4.1%及14.9%。宗數及金額同創2013年的9,753宗及922.7億元後的近10年次低。反映2023年市況淡靜,發展商推盤緩慢所致。按月方面,12月份一手錄950宗及100.3億元,較11月的567宗及66.5億元,分別顯著上升67.5%及50.8%。受惠大型新盤天水圍天榮站YOHO WEST第1期陸續登記,一手宗數為3個月最高,金額為6個月最高。
12月份登記宗數最高的新盤是天水圍YOHO WEST第1期,錄508宗及26.76億元。啟德維港1號錄40宗及4.73億元。屯門NOVO LAND第2A期錄34宗及1.9億元。
二手私人住宅方面,2023年錄29,690宗及2,512.4億元,較2022年的31,802宗及2,818.6億元,分別下跌6.6%及10.9%。宗數創1996年有紀錄以來28年歷史新低,金額創2016年2,372.1億元後的7年新低。反映2023年樓價持續調整,打擊二手交投,全年成交不足三萬宗。按月方面,去年12月份二手錄1,840宗及132.0億元,較去年11月的1,858宗及126.6億元,分別下跌1%及上升4.3%。新盤低價促銷及樓價跌勢未完,二手買賣連續4個月少於二千宗水平。
