《大行報告》富瑞升新地(00016.HK)及信置(00083.HK)評級至「買入」 偏好恆地(00012.HK)及領展(00823.HK)
富瑞發表報告指,市場對香港樓價再跌10至15%的預期過於悲觀。雖然該行同意按揭利率上調會削弱置業人士的負擔能力,但認為結構性住屋需求依然強勁,因為新的人才計劃支持人口增長,加上疫情後分支家庭重新興起,以及資產老化促使更換或升級需求。
該行認為,未來6個月樓價將低至中單位數下跌,預計下半年樓價將溫和回升。該行繼續偏好恆地(00012.HK)及領展(00823.HK),並將新地(00016.HK)和信置(00083.HK)評級上調至「買入」。目標價詳見另表。
該行指,領展股息率為7%,而且採取不斷更新投資組合策略。基於估值,仍給予領展「買入」評級,但正密切關注內地消費放緩等潛在投資風險。
另外,該行擴大覆蓋範圍,予港鐵(00066.HK)「持有」評級,指港鐵近期股價疲弱,反映發展商凍結土地儲備,以及龐大的資本支出令資本負債率上升。即使住宅市場出現驚喜,港鐵都只是週期後期的受惠者。
同時,該行亦予九龍倉集團(00004.HK)「跑輸大市」評級,而集團的內地及香港豪宅業務面對持續阻力,該行預期在納入指數的催化因素消化後,該股將會扭轉先前的領先表現。
