調查顯示57%受訪者預期樓價跌 認為上車好時機比例回落至13%仍為近11年來次高
花旗銀行於2023年9月就市民置業意向進行調查,調查結果顯示,2023年第三季,有一成受訪者認為未來一年樓價將會上升,比去年同期下跌兩個百分點,並有57%受訪者預期樓價會下跌。去年認為是上車好時機的受訪者比例高達16%,創下近十年來最高的紀錄,今年比例雖回落至13%,但仍是近11年來的次高紀錄。
雖然認為是上車好時機的受訪者比例仍屬歷年來高位,惟受訪者對置業仍抱持觀望態度。今年有表示感興趣置業的受訪者比去年同期跌兩個百分點,回復2021年的比例13%。表示有興趣置業的受訪者當中,七成半表示期望樓價進一步下跌至理想水平再去置業,他們期望樓價下調的幅度也不少,期望跌幅中位數為24%。問到有興趣置業的受訪者心目中的理想樓價,中位數為500萬港元,與現時樓價中位數有一定差距。
年齡介乎21歲至29歲的年輕受訪者最有興趣置業,佔相關年齡組別超過五分之一,佔比與去年持平。調查亦發現有興趣置業或搬離現居的年輕受訪者,對現時居住的不滿意多與現居的交通網絡及配套設施滿意度有關。受訪者參與是次調查時「減辣」措施仍未推出,然而受訪者對「減辣」措施早已表示歡迎,尤其是年輕受訪者。有八成年輕受訪者對樓市「減辣」表示支持,逾九成支持重新推出物業首期資助,近六成認為下調印花稅會影響他們的置業意欲及所選物業的價格範圍,近五成則表示放寬按保樓價會對置業意欲及所選物業價格範圍有影響。
持有物業的受訪者當中,近九成不感興趣出售物業,近一半表示物業出售價格應與市價一樣,近四成表示應高於市價,而期望出售價錢高於市價的差距中位數為兩成。
多於一成業主對換樓表示感興趣,問及他們感興趣的原因,七成表示有實際需要換樓,近兩成表示市場上出現更多合適單位作選擇而考慮換樓,也有近一成表示樓價下調吸引他們考慮換樓。
是項調查為花旗銀行委託香港中文大學及善美佳市場顧問,以隨機抽樣電話訪問及街頭訪問形式,在2023年9月訪問超過1,100名香港市民。
