惠譽料明年內房銷售額跌幅收窄至最多半成
評級機構惠譽表示,明年內房銷售下跌趨勢可能會放緩,但不同地區和不同開發商之間經營狀況和業績表現的差異可能會繼續存在。
惠譽預計,明年內房經營環境仍將充滿挑戰。不過合同銷售額降幅將放緩至0%至5%,這意味著全年銷售額將達到10萬億至10.5萬億元人民幣。
惠譽認為,經濟活躍地區的住房市場將在未來12個月內趨穩,但低線城市可能需要時間來消化大量未售庫存。另外,國家支持的開發商將繼續受惠於穩健的融資渠道,這些開發商亦傾向於向供需動態更為健康的一線城市發展。相比之下,許多私營開發商將繼續面臨資金困難,這將限制其財務和業務靈活性。
