中原經紀人指數CSI(住宅售價)最新報36.96點,按周下跌1.19點,CSI回落並終止2周連升,指數繼續處於45點好淡分界區間下限,預示樓價跌勢未變。中原地產研究部高級聯席董事楊明儀指出,新地(00016.HK)天水圍「OHO WEST」第一期低價開售,二手樓價持續受壓,以及一個月拆息創16年新高,銀行有加息壓力,影響市場氣氛。
CSI(住宅租金)報45.03點,按周跌1.65點。CSI(住宅租金)回軟,但仍於45點上下窄幅爭持,預示第四季租金升幅受阻,但可望於高位企穩。
商舖方面,CSI(商舖售價)報37.5點,按周跌3.78點)。CSI(商舖租金)報38.12點 ,按周跌3.08點)。本地經濟疲弱,商舖租售指數上周單周急升後,今周再次回落到40點好淡分界區間下限以下。預示商舖買賣及租務市況或有調整跡象。
工廈方面,CSI(工廈售價)報39.32點 ,按周升1.58點。CSI(工廈租金)報41.43點,按周升2.64點。租售指數分別連續15周及連續17周於40點上下反覆,預示工廈買賣及租務市況走勢仍然偏軟,售價及租金或有機會調整。
寫字樓方面,CSI(寫字樓售價)報31.96點 ,按周跌2.13點。CSI(寫字樓租金)報33.51點,按周跌0.72點。寫字樓租售指數連續19周於30點水平反覆徘徊,預示寫字樓買賣及租務市況持續向下調整。
