《本地樓市》長沙灣新盤「曉柏峰」首輪發售68伙 美聯料收租回報4厘
恆地(00012.HK)長沙灣全新住宅項目「曉柏峰」昨日(20日)展開首輪銷售,以價單形式推出68伙。美聯物業住宅部行政總裁(港澳)布少明表示,「曉柏峰」毗鄰主教山,不少單位享有優質景觀,加上首批單位開價低於同區一、二手單位,預計可享4厘租務回報,受投資者及用家垂青。
布少明表示,該行入票客人當中,用家佔比約八成,至於項目位處市區,預計落成後呎租可達55至60元水平,可享約4厘租務回報,故亦吸引約兩成投資者捧場。
整體市況方面,他指《施政報告》推出樓市減辣措施後,新盤推售步伐明顯加快,惟發展商續以低價搶攻,料市場焦點仍會集中一手市場,預計11月一手交投可錄約700至800宗的水平,下月受惠大型新盤有望開售,料可錄得逾千宗水平。
