新世界發展(00017.HK)公佈年度業績 綜合收入增加40% 財務穩健沒有向股東集資的需要
格隆匯9月29日丨新世界發展(00017.HK)發佈公吿,2022/2023全年,公司錄得綜合收入為95,213.8百萬港元,按年增加40%。分部業績為14,550.6百萬港元,核心盈利為11,011.0百萬港元,分別按年上升5%及21%。
可動用資金合共約939億港元,包括現金及銀行結餘約545億港元及可動用的銀行貸款約394億港元,財務穩健,可預見的將來並沒有供股或配股計劃,亦沒有向股東集資的需要。2023財政年度末期股息:每股0.3港元,或每股0.76港元的全年股息。有條件特別股息:每股現金1.59港元,派發條件為須待出售事項完成後方可作實。
集團香港應占物業合同銷售為8,859.0百萬港元。集團中國內地整體物業合同銷售金額為約人民幣151.3億元,以大灣區為首的南部地區及長三角地區為首的東部地區貢獻超過94%。
2023年6月30日,集團在香港持有應占總樓面面積約814萬平方尺的土地儲備可作即時發展,其中物業發展應占總樓面面積約337萬平方尺。與此同時,集團於新界持有合共約1,636萬平方尺待更改用途的應占農地土地面積,其中約90%位於北部都會區範圍。
截至2023年6月30日,集團於中國內地持有不包括車庫的土地儲備總樓面面積約477.3萬平方米可作即時發展,其中約264.1萬平方米為住宅用途。核心物業發展項目主要分佈於廣州、深圳、佛山、武漢、上海、寧波、杭州、北京及瀋陽等城市,不包括車庫的土地儲備總樓面面積約406.9萬平方米,約60%位於大灣區及長三角地區,住宅約為206.7萬平方米。
