《大行報告》交銀國際:市場憧憬港樓市政策調整 料新地(00016.HK)將優於大市
地產股今早向上,長實集團(01113.HK)升2.5%,新地(00016.HK)、新世界發展(00017.HK)及恆地(00012.HK)股價各漲近2.2%、4%及2.8%,美聯集團(01200.HK)升8.5%成交額逾29萬元。 交銀國際發表房地產行業報告,香港特區財政司長陳茂波本周三(27日)稱,去年樓市下跌,但屬有秩序調整,而今年樓市交投量雖低於長期平均數,但總體保持穩定,認為目前樓市與引入「辣招」時的景況不同,並稱會採取務實態度,不停檢視樓市措施,言論與7月時稱「無意作出調整,沒有這方面的考慮」的說法明顯不同,市場普遍憧憬《施政報告》或會減辣。 該行指,差估署8月私宅售價創七個月新低。香港8月份私宅售價指數報339.2點,按月跌幅擴大至1.39%(7月跌幅1.03%)並連跌四個月、累跌4.2%,相關指數屬今年1月後的7個月新低,按年計跌7.87%。若與2021 年9月的歷史高位398.1點相比,跌幅更達14.8%。 相反,私宅租金指數升5.64%。 交銀國際仍然認為新鴻基地產的表現將優於大市,因為其擁有充足的定位中端市場的可售貨源,以及針對中高端消費者的優質商場,可受惠於零售復甦。該行維持新地「買入」評級及目標價127.6元。(wl/k) ~
