大華繼顯發表報告表示,維持中國房地產板塊「與大市同步」」看法。該行指,內地房貸政策的放鬆有效提振了一線城市的二手房交易,料新房銷售將跟隨復甦。該行認為大多數非核心二線城市完全取消限購的可能性正上升,指一線城市放寬的抵押貸款規定和取消限購,將有助於短期內推動房地產銷售,但相關銷售預期尚未反映於內房開發商的股價之上。 該行指,更看好在一級和二級市場擁有強大影響力且信貸狀況良好的內房公司,中國海外(00688.HK)仍是首選,維持「買入」評級及目標價25.86元。 大華繼顯指,內地房貸政策寬鬆有效提振一線城市二手房交易。9月4日至10日當週,四個內地一線城市宣布實行首套房貸新定義後的第一周,北京、上海、廣州及深圳二手房成交量按周增長3.3%、34.8%、3.9%及22.6%。就新房交易尚未回升,原因是政府數據反映的是在線登記,這可能滯後於交易;另一原因是缺乏新房推出。該行預計未來一周內地一線城市新房交易將有所回升,特別是升級住宅項目領域。 該行表示,自今年9月以來地方政府加快了政策寬鬆的步伐,30多個城市跟進實施首套房按揭的新定義(認房不認貸),九個城市也宣布取消核心區域限購,其中包括瀋陽、南京、濟南、青島、鄭州等核心二線城市。
