內地官媒 : 非一線熱點城市樓市限購政策 可因城施策盡快取消
內地官媒《證券時報》發表評論文章指,樓市限購、限貸、限售等限制性政策,是過去在市場過熱階段出台、抑制投機炒房的措施,在目前房地產市場供求關係發生重大變化的情況下,繼續執行已不合時宜。
文章指,目前房地產市場總體仍處於調整階段,要市場平穩,銷售端的穩定至關重要。只有銷售企穩,房企現金流才能獲得明顯改善,進而傳導至地產上游的拿地、開工建設等環節,帶來投資活動的好轉。因此,目前急需在地產銷售端繼續加大政策支持力度,從而促進受抑制的剛性和改善性住房需求釋放。
近期,樓市釋放明確寬鬆政策信號,中央各部門優化多項購房政策,包括推進「認房不認貸」落地等,體現中央對合理住房需求的大力支持。嘉興、瀋陽已經取消限購和限售政策,而為進一步提振房地產市場、穩定有潛在購房需求人士的信心和預期,非一線熱點城市的房地產購售限制性政策,都可因城施策盡快取消。
