《本地樓市》經絡:首八月樓花按揭宗數創十七年低 料本季現樓及樓花按揭續疲弱
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2023年8月現樓按揭宗數爲7,436宗,較七月份的7,617宗下跌181宗或2.4%,連跌兩個月,創四個月新低;而該月的樓花按揭宗數爲205宗,較七月份的261宗下跌56宗或21.5%。對比去年同期,8月現樓按揭宗數比去年同期9,202宗下跌1,766宗或19.2%;該月的樓花按揭宗數比去年同期224宗則下跌19宗或8.5%。 以首八個月比較,今年首8個月現樓按揭宗數錄得55,493宗,對比去年同期的59,014宗減少3,521宗或6%,創近三年的首八個月新低;今年首八個月樓花按揭宗數則爲1,135宗,對比去年同期的3,074宗大跌1,939宗或63.1%,創近十七年的首八個月新低。 經絡按揭轉介首席副總裁曹德明表示,8月受部分大型新盤以及居屋陸續上會的帶動下,使現樓按揭宗數只有輕微跌幅。近月大型新盤銷售理想,但超過8成買家選擇「建期」付款方法上會,有關數字未能反映於樓花數字,料今季現樓及樓花按揭宗數將持續疲弱。 現樓銀行市佔率方面,中銀香港(02388.HK)以市佔率25.2%排名第一,匯豐銀行則下跌一級,以市佔率24.8%排名第二;恆生銀行(00011.HK)以市佔率達19.9%排名第三;工銀亞洲以市佔率達5.2%排名第四;東亞銀行(00023.HK)以市佔率達4.7%排名第五。 樓花銀行市佔率方面,匯豐銀行連續九個月排名第一,市佔率爲35.6%;中銀香港以市佔率24.9%排名第二;恆生銀行以市佔率達18%排名第三;渣打銀行上升2級,以市佔率達8.8%排名第四、工銀亞洲以市佔率達4.4%排名第五。 2023年八月份四大銀行現樓市佔率由上月74.5%微升至74.6%。曹德明表示,下半年樓按市場仍然疲弱,爲追趕全年按揭業務,近月有個別大型銀行推出短期推廣策略,以高現金回贈方案爭取按揭生意,客戶將傾向選擇息率及回贈較爲優惠的銀行承造按揭,料四大銀行的市佔率仍有上升空間。
