招行(03968.HK):與碧桂園(02007.HK)合作額度和行業地位相符
招商銀行(03968.HK)副行長朱江濤於業績會上表示,該行與碧桂園(02007.HK)合作額度未在定期報告中披露,目前雙方的合作額度,與該行在行業市場的地位基本上相符。
他表示,從具體結構而言,招行境內自營業務敞口佔全部合作金額的87%,這部分基本是項目融資,項目端貨值對債務的覆蓋倍數在1.5倍以上。後續招行也會持續關注風險,進一步加強對項目端的管理。至於境外的自營業務敞口佔比5%,主要是境外的銀團貸款,擔保方式是信用擔保。
此外,他指上半年招行房地產不良貸款生成額為48億元人民幣(下同),與去年同期相比有比較大幅度的下降。預計下半年房地產不良貸款生成額與上半年相比會略有上升,按年還會下降,全年房地產的不良貸款生成會有比較明顯的降幅。
他稱,整體來看,對於房地產風險的判斷是,房地產不良貸款生成的高峰應該是在2022年。不良貸款率主要是受三個方面因素的影響,但如果進行比較樂觀的判斷,大概率該行房地產行業不良貸款率的拐點會在今年年內出現。他補充,目前涉及集團主體發生違約但分類維持非不良的整個房地產金額約為73億元。
