《本地樓市》經絡:放寬按揭逆周期措施後首個月 轉按宗數增五成
金管局於今年7月7日宣布修訂適用於物業按揭貸款的逆周期宏觀審慎監管措施,包括調整自用住宅物業的按揭成數上限,樓價1,500萬元或以下的住宅物業最高可承造七成按揭,樓價1,500萬元以上至3,000萬元的住宅物業最高可承造六成按揭。
根據經絡按揭轉介研究部資料顯示,有關措施推出後的首個月,透過經絡按揭轉介申請按揭的客戶當中,涉及新造按揭的佔比為49%,對比放寬措施前一個月的佔比67%,下跌18個百分點。
反觀,涉及轉按的宗數及佔比則有顯著上升。放寬措施後首一個月,經絡客戶申請轉按的宗數比放寬措施前一個月大增五成。另外,透過經絡客戶申請按揭的客戶當中,涉及轉按的佔比44%,對比放寬措施前1個月的28%,增加16%個百分點。
經絡按揭轉介首席副總裁曹德明表示,放寬按揭措施推出後,可協助選用發展商按揭的中高價物業買家即時轉按至一般銀行,在轉按誘因增加下,料下半轉按數字將止跌回升,全年跌幅有望收窄至約兩成半。
