恆隆料未來半年在港零售業務續增長 寫字樓租賃受壓
恆隆集團(00010.HK)及恆隆地產(00101.HK)今日中午公布中期業績。行政總裁盧韋柏在業績記者會上預計,未來六個月集團於香港的零售業務將持續正增長,而銷售增長加上人流,令集團有更大機會加租。他表示,只要香港仍有訪港旅客,零售市道及收入便會繼續好轉。
另外,本港寫字樓供應將達到高峰,空置率提高令租金受壓,未來租賃走勢要視乎市場變化,例如會否有更多外國公司在港擴展業務。
本港樓市方面,他指未來半年仍要觀望,形容中港市道均是「要尋求方向的時間」,加上本港目前息口高,仍要持續留意利息走勢及市道變化。他又認為,近期的加息對樓市影響是「中性」,因為消息屬預期之內,而且加息週期已接近尾聲,因此不會有太大影響。
內地方面,盧韋柏表示,上半年零售表現強勁,部分是由於去年封城後低基數。另外,雖然現時中國經濟增長有放緩跡象,但仍有正增長,集團會密切留意內地的消費情況。董事長陳啟宗亦提到,料下半年市道會遜於上半年,但預計全年租賃收入仍會錄得增長。(sl/a)
