《本地樓市》利嘉閣:上半年累錄1,967宗私宅蝕讓成交 辣招出臺以來最慘烈
利嘉閣地產研究部主管陳海潮表示,縱然樓市於上半年通關後價量齊升,惟多了持貨期較短的業主沽價離場,故二手私宅轉手獲利比率及平均賺幅雙雙逆市持續試低,惟跌幅已較去年下半年明顯收窄。
該行綜合土地註冊處資料所得,2023年上半年本港共錄11,381宗私宅轉手獲利買賣登記,佔同期已知上手買入價的二手私宅買賣比例達84.6%,除連跌十個「半年度」外,更創近28個「半年度」新低,並較去年下半年的87.4%再跌2.8個百分點,若與2021上半年的94.6%比較,更跌達10個百分點。
平均獲利幅度方面,2023上半年每宗私宅轉手個案平均賺幅爲49.5%,較去年下半年跌3個百分點,爲近21個「半年度」以來的新低,並連續八個「半年度」錄得跌幅。當中,沽樓獲利一倍或以上的轉手個案共5,044宗,佔整體二手私宅買賣比例有所下跌,由去年下半年的38.5%,跌1個百分點至今年上半年的37.5%。
至於上半年錄得虧損的轉手個案共有1,967宗,佔整體比例14.6%,爲2009下半年以來的28個「半年度」高位;若以宗數計算,則是2010下半年樓市辣招出臺至今、十三年以來的按半年最多的蝕讓個案。
陳海潮指出,去年樓市遇冷,樓價回落約15%,加上近兩年移民潮持續,當中部分在五至七年前以高溢價入市的業主,最終決定移民急售,又遇上樓市走下坡,故近年二手轉手獲利比率及平均賺幅拾級而下。展望今年下半年,雖然預期樓市整固後仍傾向上升,惟升幅難抵之前在樓市高峯期兼高溢價入市者,故料獲利比率及賺幅仍然受壓,惟跌幅料進一步收窄;冀下半年獲利比率料守在83%之上,而賺幅望守於48%水平。
