《大行報告》摩通:倘放寬一線城市限購料對內房銷售影響料微 市場對政策期望低
摩根大通發表研究報告指,繼上周五(2日)大升後,受官媒評論呼籲放寬一線城市限購刺激,內房板塊上日(6日)再升4%,跑贏同日恆指微跌0.1%。該行認為,在一線城市非核心區需求側放寬並非完全新事,並料將持續發生。 報告稱此舉或將部分購房需求從核心區轉移至非核心區,料不會整體提振購房者信心,料對整體銷售的影響僅輕微。該行引述在岸及離岸投資者指,對更強的政策刺激期望較低,大部分沒有在是次升浪追入市。事實上,昨日(6日)下午主要由平倉盤觸發的內房升勢已回順,內房A股僅微升0.2%。如果未來沒有具體房市放寬措施,則料是次升浪僅屬短暫。該行建議在低位時購入國營內房,如潤地(01109.HK)、中海外(00688.HK)、萬象生活(01209.HK)、保利物業(06049.HK)及中海物業(02669.HK),並料財困內房將再度轉弱,如融創中國(01918.HK)、融創服務(01516.HK)及世茂服務(00873.HK)。
