《大行報告》瑞銀:富時EPRA Nareit全球房地產指數季檢 保留長實集團(01113.HK)無納入恆地(00012.HK)
瑞銀發表研究報告指出,富時EPRA Nareit全球房地產指數系列公布季度調整結果,與市場預期相反,指數繼續保留長實集團(01113.HK)在內,而恆基地產(00012.HK)未有獲納入,預期消息將對恆地帶來短期壓力。 該行指,自4月中旬起,恆地股價跑贏同業新鴻基地產(00016.HK)及長實約2至4個百分點,投資者早已預期恆地會被納入到指數當中,而長實將被剔除。展望未來,鑑於相對較弱的基本面,瑞銀預計恆地的表現將繼續跑輸新地,維持恆地「買入」評級,目標價31元。 瑞銀指,長實今年該股股息回報達約5.4%,高於新地的約5%,與信置(00083.HK)大致持平,預期今次消息將對長實有利,續予「中性」評級,目標價47.9元。
