恆指及國指高見18,666及6,306遇阻,掉頭低見18,428及6,210,現報18,477及6,231,續跌0.4%及0.3%,總成交額408億元。 惠譽認為,內地二手住房市場自4月以來持續降溫,待售房源數量減少、報價下調且成交量萎縮,房市復甦之路曲折,表明增長放緩,不明朗的經濟前景和疲弱的就業狀況導致購房者信心薄弱。內房股今早普遍繼續受壓,藍籌內房龍湖(00960.HK)及潤地(01109.HK)五連跌兼齊創半年低,最低見15元及29.1元,現報15.04元及29.15元,續跌4.1%及2.8%;中海外(00688.HK)連跌12天,最低見16.02元創逾半年低,現報16.04元,續跌2.2%;碧桂園(02007.HK)續跌3.4%報1.42元。 深控(00604.HK)、萬科(02202.HK)、綠城中國(03900.HK)及越秀地產(00123.HK)依次跌2%-3.5%,後三者股價均創半年低。 然而,以總代價14.86億人民幣受讓天津綠城全運村建設開發51%股權的融創中國(01918.HK)今早逆彈曾高見1.2元,現報1.18元,回升7.3%,成交1,599萬股。 花旗昨天指,融創中國債務重組取得進展,為公司恢復銷售和盈利前景向好行出第一步,預期若離岸債務重組成功實施,將可為未來經營帶來穩定性及財務靈活性。然而,公司今年首四個月銷售及投資仍然疲軟,需時才能恢復。故維持「中性/高風險」評級,目標價由5.1元下調至1.3元。
