世邦魏理仕發表最新研究報告,指香港特別行政區和新加坡在吸引人才及跨國公司(MNC)設立亞太區總部方面不相伯仲。該研究報告比較兩個市場的不同範疇,包括亞太地區的影響力、金融及科技行業規模、人才可用性及吸引力、住宅租金、辦公室租金、價格及可用性等。 報告顯示,兩個市場在亞太區的影響力、人才供應和吸引力,以及寫字樓租金和價格方面的表現相若。香港在金融業規模和寫字樓供應方面優於新加坡,主要因為香港一直作為亞太區領先的國際金融中心,加上寫字樓空置率高企、非核心區有價錢較實惠的寫字樓空間以及未來寫字樓供應充足。 該行香港區研究部主管陳錦平指,香港將成為最大的私人財富管理中心,鄰近中國內地及密切的聯繫將令香港成為全球領先的離岸人民幣業務中心。金融服務業將繼續成為本港主要經濟支柱之一,而中資企業回歸將帶動上市及相關的金融活動。目前,金融服務業在寫字樓市場中有著重要的角色,在過往15個月中佔所有新租賃活動的25%。而另一方面,香港亦將成為亞洲的醫療保健樞紐,服務特別來自大中華地區的相關需求。預計通關將推動寫字樓需求。 研究顯示,香港特區擁有較多的金融人才,而新加坡則有較多的科技專才。兩地最近推出新的簽證計劃吸引人才,加劇人才競爭。另外,房屋負擔能力為吸引人才及跨國公司的一大關鍵。即使香港特區一直被認為是全球最難負擔的住屋市場,然而,研究發現兩地之間的住宅租金差距正迅速收窄。 新加坡寫字樓市場目前對業主較為有利,租金並已回復至疫情前水平。而香港特區現時對租戶較有利,中期內保持疲弱。儘管租賃勢頭穩步復甦,但香港特區的寫字樓租金仍低於疫情前的水平,並預計明年之前將進一步下降。截至去年第四季度,香港特區至少有三分之一的甲級寫字樓供應量位於非核心區,而新加坡核心區則有接近80%的甲級寫字樓供應。企業在決定於香港設置辦公室時可擁有更多的選擇及靈活度。 該行香港顧問及交易服務-辦公樓部執行董事兼主管馮慧詩表示,與新加坡相比,香港擁有更大、更活躍的寫字樓市場。然而,隨著大量新的寫字樓供應出現,預計空置率繼續高企、租金或下跌。由於市場出現更多優質寫字樓的選擇,寫字樓市場將繼續有利租戶。而通關後中資企業回歸及本港復常將推動租戶更傾向租用優質寫字樓。企業應迅速行動,為優質的寫字樓空間爭取更具吸引力的租賃條款。
