信和置業(00083.HK)公布截至去年12月底止中期業績,營業額63.83億元,按年跌41.4%。純利24.6億元,按年跌41.8%;每股盈利0.31元。派中期息15仙,按年持平。 期內,撇除投資物業公平值變動影響,集團基礎溢利為28.02億元,按年下跌35.8%;非現金項目的投資物業重估虧損由上年同期的1.3億元,增至去年的3.41億元。 集團半年應佔物業銷售總收入(連同所佔聯營公司及合營企業)為38.99億元,按年減少54.1%;物業銷售收入主要來自住宅單位及車位,包括位於何文田的「St.George’s Mansions」、馬鞍山的「Silversands」、觀塘的「凱匯」、西貢的「133Portofino」,及中國漳州的「信和-御龍天下」。 租賃方面,集團中期應佔總租金收益為17.28億元,按年下降3.8%。租金收入下降主要是受第五波疫情影響導致租金負增長,以及寫字樓出租率下降所致。期內,淨租金收益為14.81億元,按年下降4.9%。投資物業組合整體出租率為91.1%,較上年同期上升0.8個百分點;其中商舖物業錄得最大增幅,出租率上升3個百分點至94.9%。 展望未來,集團將有多個新項目推售,包括位於將軍澳的「凱柏峰III」、中環的「ONE CENTRAL PLACE」、元朗的「柏瓏III」及黃竹坑的「港島南岸」第4A及4B期,有關項目已取得預售樓花同意書。此外,集團預期於今年將有另外兩個住宅項目獲發預售樓花同意書,分別為油塘通風樓物業發展項目,及「日出康城」第十三期物業發展項目。項目推售計劃視乎獲發預售樓花同意書的時間及市況。 於去年12月31日,集團在中國內地、香港、新加坡及悉尼擁有土地儲備應佔樓面面積約2,020萬平方呎,各類型物業比例均衡:商業佔45.8%、住宅佔29.6%、工業佔10.9%、停車場佔7.8%及酒店佔5.9%。土地儲備足以應付集團未來數年的發展需要。
