海通國際料本港樓價尚未見底 喜好收租股
海通國際發表報告指,隨著1月初與內地通關,過去數周本港二手住宅市場交投顯著改善;特別是,35大指標屋苑連續三周、每周成交超過100宗,最近一周成交亦屬2022年4月以來最佳。同時,新屋銷售維持低企,因發展商未有大舉開售新項目。該行相信,隨著樓市氣氛改善,發展商很快會開售更多新項目。 報告續稱,樓價過去數周有溫和上升,特別是中原城市領先指數(CCL)在過去四周有三周按周上升;以中原估價指數(主要銀行)CVI計,銀行對住宅物業估值連續三周上升。不過,該行料今年初美聯儲將進一步加息,或帶動本港樓按息上升,相信倘斷言樓價見底屬言之過早。該行維持今年住宅樓價跌8%預測,並料今年較後時間一些「辣稅」會被撤銷。 該行補充,現時訪港旅客數字仍遠低於疫情前水平,該行料未來撤銷內地旅客核酸要求及口罩令,將會進一步提振訪港旅客量。在地產板塊中,該行喜好收租股,如九倉置業(01997.HK)、領展(00823.HK)、置富(00778.HK)、港鐵(00066.HK)及恆隆地產(00101.HK)。
