新地(00016.HK)今年料推六盤 嘉華(00173.HK)多個合作項目涉8,000伙
美聯物業於啟德設通關置業專門店,新鴻基地產(00016.HK)副董事總經理雷霆表示,與內地重新通關後,香港邁向全面復常,今年經濟有望復甦,一手成交估計可按年反彈,樓價亦料可溫和回升5%至10%。 他指,集團今年將積極推盤,期望月月有樓賣,將推出六個主要新盤,包括料於農曆新年後推出屯門「NOVO LAND」第二期,復活節前後推白石角「University Hill」,第二季推天水圍天榮站項目;至於下半年估計將推元朗「YOHO Hub」第二期,及兩個啟德項目,分別位於站頂及跑道區。 此外,嘉華國際(00173.HK)營業及市場策劃總監(香港地產)溫偉明認為,本港樓市今年料仍處休養期,上半年樓價或有上有落,至下半年則可見復甦,全年整體樓價或平穩發展。而集團推盤將先求量,料會以貼市定價推售項目。 他提到,嘉華今年將有多個合作項目推出,其中啟德有兩個合作盤,與會地及中海外(00688.HK)合作的項目涉2,100伙,另一與中海外、恆地(00012.HK)及會地合作的項目亦涉2,000伙。至於錦上路站「柏瓏3」、將軍澳日出康城第十一期「凱柏峰3」及第十三期也有機會推出,總伙數涉逾8,000伙,估計農曆新年後會開始適時推出。 而會德豐地產總經理(業務拓展)楊偉銘指,集團今年有望推售六個項目,共涉約3,200伙,包括啟德合作盤「MIAMI QUAY 」第二期,藍田「KOKO HILLS」第三期、啟德承豐道19號合作項目、將軍澳「日出康城」第十二期、灣仔春園街項目及山頂種植道1號。(ek/k) ~
