《本地樓市》經絡料美議息會議後港銀將再加P按息 加幅估介乎25至50點子
據報中銀香港(02388.HK)及恆生(00011.HK)兩間大型銀行將於本月內上調一、二手物業的拆息按揭計劃(H按)封頂息率,一手物業由2.875厘增加0.25厘至3.125厘,二手物業由3.125厘增加0.25厘至3.375厘。 如經絡早前預料,其他銀行或於下次加息(P)前陸續計劃上調H按鎖息上限,現時4大銀行已全宣布再度上調H按鎖息上限。經絡按揭轉介首席副總裁曹德明表示,今日(9日)一個月HIBOR報4.89厘,日前更曾升穿5厘創十五年新高,同時HIBOR亦連續一個月維持3厘以上水平,早已高於一般P按及H按封頂的實際息率。因拆息早已高於銀行成本,銀行預計息率走勢、因應資金成本壓力下陸續跟隨再度上調H按鎖息上限,並為利率上升再作準備。 市場料下周美國聯儲將繼續加息0.5厘。曹德明重申,回顧美國於2004至2006年加息周期累計加息達4.25厘,當時本港最優惠利率由5厘增至最高8厘,累計加息達3厘。今次美國加息周期幅度及速度更快更急,不足一年已連續6次加息,累計加息達3.75厘。如下周再次加息0.5厘,將累計加息4.25厘,即等於2004至2006年加息周期的總和,然而現時本港最優惠利率只加息兩次,累計加息0.375厘。 曹德明認為,聯繫匯率制度下,港美息口差距進一步擴寬,加上拆息已一段時間維持高水平以及銀行結餘下降至千億元以下,在資金成本壓力下,預測本港銀行將於本月美聯儲議息會議後再次調升最優惠利率P,加息幅度最少約0.25厘,甚至有可能追落後,即追加至0.5厘。曹德明料其他中小型銀行或於下周加息前陸續計劃跟隨調升H按鎖息上限,置業人士應把握機會於其他銀行加息前揀選息率最優惠的銀行。
