《本地樓市》世邦魏理仕:住宅準買家態度觀望 料成交量續低迷
世邦魏理仕香港發布2022年11月的《香港住宅物業報告》。世邦魏理仕香港估值及諮詢部資深董事郭偉恩表示,本港主要銀行今年第二次上調香港住宅按揭利率上限,更高的融資成本將繼續抑壓市場購買意欲,買家亦會採取觀望態度。樓市大幅調整導致負資產數目增加,而按揭保險計劃下的置業人士將受到最大的影響。
他指,根據土地註冊處的數據,本港11月住宅成交量按月下跌13.2%至2,731宗,低於第五波疫情2,869宗的水平。他續表示,展望加息將繼續抑壓市場購買意欲,預計住宅買家將保持觀望態度。潛在買家或會推遲置業計劃並暫時租樓,而住宅物業的成交量或會持續低迷。
