《大行報告》摩通:若放寬非本地居民15%置業印花稅 充其量恢復成交而非樓價
摩根大通發表研究報告指,近日有外電報道,政府研究放寬13個優先行業的非永久居民置業的印花稅,可能將推動市場情緒產生積極變化,但預期對樓市只有增量作用,刺激交易量復甦,相信對樓價影響不大。
該行指,雖然恆地(00012.HK)及新世界發展(00017.HK)等表現不佳的股份可能面臨挾淡倉(Short squeez),但認為即使政府削減樓市辣招,相關地產商的的高槓桿問題也不會消失,相信股價反彈只屬短暫。
摩通表示,繼續看好表現出眾的新地(00016.HK)及信置(00083.HK),指出其財務表現強勁,並且手頭擁有豐富新盤貨源待推出。
