《本地樓市》世邦魏理仕:第三季甲級寫字樓空置率升至14.1% 核心地區街鋪租金增2.9%
世邦魏理仕發表今年第三季香港市場回顧及展望,指由於經濟不確定性加劇,導致擴張需求疲軟,今年第三季甲級寫字樓租賃量按季下跌8.8%至90.1萬平方尺,年初至今的租賃量達300萬平方尺,按年下跌12.1。而第三季的新增辦公室空間達180萬平方尺,爲2008年第三季以來錄得的最大升幅,淨吸納量收縮則放緩至5.14萬平方尺。
新增空間將甲級寫字樓整體空置率推高至1,190萬平方尺的歷史新高,空置率上升兩個百分點至14.1%,其中九龍東的空置率超過20%,爲2010年第一季以來的最高水平,而大中環的空置率則微跌0.15個百分點至8.1%。另外,較高空置率導致甲級寫字樓整體租金按季下跌,跌幅較前兩個季度爲多。年初至今的跌幅目前爲2%。
商鋪方面,由於租賃氣氛改善,第三季街鋪空置率按季下降1.8個百分點至14.4%。由於預計入境旅客增加,零售商在租賃市場上轉趨活躍。銅鑼灣空置率按季下降2.6個百分點至9.2%,爲自2020年第一季以來首次回落至單位數;尖沙咀及旺角的空置率也分別下降1.4個百分點和2.3個百分點,至21.7%和16.6%。至於街鋪租金亦有所回升,第三季核心地區錄按季增長2.9%,爲自2012年第一季以來的最快增長。
世邦魏理仕香港顧問及交易服務辦公樓部執行董事兼主管馮慧詩表示,港府將海外入境檢疫放寬至「0+3」,預計當訪港國際旅客人流回復正常,辦公室租賃勢頭有望於第四季改善,今年餘下時間甲級辦公室租金料將大致持平,但由於辦公室新供應將爲租金帶來壓力,租金在未來個月或難以回升。
世邦魏理仕香港顧問及交易服務商鋪資深董事溫運強則預期,隨着檢疫措施放寬、就業市場改善,加上消費券計劃提振,零售市場情緒料繼續復甦,估計商鋪空置率將進一步下降,或會在今年餘下時間內支持租金溫和增長。不過,由於加息加重家庭負擔及出境旅遊意願增強,將阻礙本地消費大幅反彈。(ek/s)
