內地放寬部份城市首套房貸利率下限 碧桂園、富力及旭輝反彈11%-15%
恆指受惠公用及金融指數回升1.4%-1.8%支撐,現報17,192,反覆回升26點,總交額僅557億元。 內地放寬部份城市首套房貸利率下限。內房及物管股扭轉昨天遭拋售頹勢,部分股價顯着反彈,尤其是旭輝(00884.HK)扭轉連續兩天急挫,股價由上市低位反彈15%報0.83元。富力(02777.HK)及藍籌碧桂園(02007.HK)止跌分別由至少逾八年及上市低位曾急彈15.5%及12.6%,高見1.42元及1.88元,現報1.39元及1.86元,反彈13%及11%。 遠洋集團(03377.HK)終止九連跌,股價回升9.2%報0.83元。萬科(02202.HK)、藍籌潤地(01109.HK)、雅居樂(03383.HK),新城發展(01030.HK)、合景泰富(01813.HK)及寶龍(01238.HK)彈逾1%-5%,後兩者彈力最強報1.04元及0.79元,均漲逾半成。 然而,合生創展(00754.HK)反覆續跌4%曾低見8.34元創逾兩年低;中海宏洋(00081.HK)反覆續跌3%曾低見2.87元創逾三年半低。美的置業(03990.HK)及藍籌龍湖(00960.HK)反覆續跌逾1.3%,前者股價曾低見7.3元紀錄低。 物管股以旭輝永升服務(01995.HK)、寶龍商業(09909.HK)及融創服務(01516.HK)彈力較強,股價回升逾5.5%-6%,分別高見3.05元、3.35元及2.02元。雅生活(03319.HK)彈逾1%曾高見6.37元。然而,新城悅服務(01755.HK)續跌4.5%報5.71元。世茂服務(00873.HK)及保利物業(06049.HK)反覆續跌逾1%-2%,報1.68元及41.5元。 人行及銀保監發佈通知,決定階段性調整差別化住房信貸政策,符合條件的城市政府,可自主決定於年底前階段性維持、下調或取消當地新發放首套住房貸款利率下限。對於今年6至8月新建商品住宅銷售價格環比及同比均連續下降城市,於在2022年底前,階段性放寬首套住房商業性個人住房貸款利率下限。按照「因城施策」原則,符合上述條件的城市政府可根據當地房地產市場形勢變化及調控要求,自主決定階段性維持、下調或取消當地首套住房商業性個人住房貸款利率下限,人行及銀保監會派出機構指導省級市場利率定價自律機制配合實施。
