恆地(00012.HK)旗下粉嶺北ONE INNOVALE第二期Bellevue今日(16日)公布首張價單,涉及83伙,首批折實平均呎價約14,398元。美聯物業住宅部行政總裁(港澳)布少明表示,首批單位開價較區內二手成交呎價為低,反映發展商現採「先求量,後求價」策略,料往後價單具加價空間,並將延續ONE INNOVALE第一期Archway早前佳績,可再次極速沽清。 布少明預期,Bellevue將續受九十後及千禧後年輕用家歡迎;投資者佔比料亦可達兩成水平,預期日後呎租可達約45元水平,回報率料逾3厘,往後升值潛力亦有望跑贏其他區域。 各區新盤連環推售,布少明預期剛性需求及低市價策略湊效下,9月一手成交量可達約1,500宗水平。而二手方面,料加息陰霾拖累下,9月樓價仍將調整1%至2%,呈「價跌量升」情況,預9月二手可錄3,200宗成交,較上月2,800宗增加約一成。
