《週末樓市》啓德「MIAMI QUAY I」收逾800票超購5倍 二手交投低位徘徊
剛過去週末(3日及4日)由於新盤缺乏大型銷售活動,一手成交錄得不足20宗,其中長實集團(01113.HK)與新地(00016.HK)合作的屯門青山公路大欖段「飛揚」第一期,售出5夥實用面積均爲281平方尺的單位,套現2,135.4萬元。至於新地屯門兆康「NOVO LAND」第1B期亦沽出兩夥。
另外,會德豐與恆地(00012.HK)、新世界(00017.HK)及帝國集團合作的啓德住宅項目「MIAMI QUAY I」上週五(2日)公佈首張價單共130夥後,週末兩日已收逾800票,超額認購逾5倍,最快今日(5日)會加推單位。
二手方面,中原地產十大屋苑本週末錄得8宗成交,創五週新低,按周減少1宗或11%。中原地產亞太區副主席兼住宅部總裁陳永傑表示,踏入9月,本港疫情再次升溫,單日確診宗數重上萬宗,睇樓活動減少,加上一手持續主導,加息陰霾仍在,打擊二手樓市,樓價出現跌浪,買家預期遲買會平,入市態度觀望,二手成交疲弱。
美聯物業週末二手十大屋苑錄得約10宗買賣成交,較上週末錄得約9宗增加約11.1%,並重回雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,由於市場聚焦新盤,以及本港加息陰霾影響,二手市場將繼續受壓,樓價仍有下調壓力,有意放盤業主亦需接受現實,調低叫價。目前二手成交均以筍盤或低價個案爲主,個別單位更出現蝕讓轉手情況,儘管準買家入市態度趨向審慎,但在筍盤帶動下,仍不乏買家趁機會在二手市場物色「筍盤」心儀單位,故週末十大指標屋苑交投有所增加。
利嘉閣過去的週末日十大指標屋苑累錄9宗二手成交個案,與上週末(8月27日至8月28日)的9宗持平無升跌,買賣交投仍處於單位數字窄幅橫行,當中更有四個屋苑未出現「捧蛋」淡況。香港置業十大二手指標藍籌屋苑於週末兩日合共錄7宗成交,與上週末5宗比較,雖然按周增加四成,但仍未突破雙位數水平,可見二手成交出現疲態。
