《本地樓市》恆隆地產(00101.HK):本港租金已喘定 部分餐飲租戶營業額回復至2018年水平
新冠疫情持續兩年多,香港經濟今年年初再受第五波疫情衝擊,恆隆地產(00101.HK)副董事(香港業務總監)劉靜雅表示,集團旗下本港零售物業組合未因疫情停止發展步伐,例如銅鑼灣「Fashion Walk」一直持續引入不同類型的店舖,並將餐飲組合轉型,期望令整個組合更加年輕化及更有生活品味。
她透露,集團銅鑼灣物業組合將引入日本大型連鎖藥妝店品牌「松本清」,租用兩層共過萬呎樓面,為該品牌於日本以外最大的旗艦店,料將於今年11月開業。
恆隆今年上半年香港租賃收入按年下跌4%,但租戶銷售額則上升1%。劉靜雅稱目前租金情況已喘定,物業租合表現頗為穩定,特別是淘大及康怡等民生商場。以營業額計,現時個別餐飲租戶表現已回復至2018年水平,整體而言亦已恢復七成半至八成。雖然本港暫時未能通關,惟她對市道前景看法正面,相信疫情及本港經濟於明年會逐步穩定。
她坦言集團仍有為部分商場租戶提供支援措施,如主要依靠遊客的山頂廣場,若有需要未來會繼續提供支持,集團亦會研究不同物業的翻新工作,冀提升吸引力令人流等增加。
政府昨日(7日)派發新一輪消費券,劉靜雅提到以往消費券派發帶來的業務提升效果長達兩個月,預期新一輪消費券也有助推動商場人流及營業額上升,但由於暑假外遊人士增加,效果可能會有滯後。
寫字樓物業方面,她指明年起甲級寫字樓將有過百萬呎新樓面供應,不過市場吸納量未能追上,待出租率可能會升至雙位數,集團會透過提升服務質素及發展半零售(semi retail)等方法應對。
