穆迪:房貸斷供或導致中國房地產銷售回升步伐放緩

評級機構穆迪表示,雖然6月份中國房地產銷售額跌幅收窄,但近期出現房貸斷供事件,令買家信心下降,可能會導致銷售回升步伐放緩。 穆迪分析師許有為預計,監管機構將出台措施來控制項目竣工風險,有望提升購房者信心,並支持房地產需求復甦,但復甦步伐將在很大程度上取決於政策措施。由於政策放寬措施逐步產生效果,6月份全國合約銷售額按年下降23.4%,跌幅較5月份的41.7%收窄。 穆迪指出,目前開發商融資環境仍然緊張,銀行及投資者較青睞規模較大、財力雄厚的開發商,銀行可能會針對新的住房抵押貸款制定更高的風險控制標準,而地方政府可能加強對監管資金賬戶的控制,以管理項目竣工風險,料將削弱開發商的資金靈活性。 同時境外債券市場仍然受限,發行額大幅下降,導致開發商再融資風險高企。據穆迪統計,未來12個月將有約277億美元的境內債券和342億美元的境外債券到期或可回售。
