《大行報告》大和:買家集體拒還房貸 可能進一步影響內地購房情緒
大和發表研究報告指,近日有報道指中國有約100個內房項目,由於發展商推遲交付,出現買家集體拒絕支付房貸的情況,該行預期可能會進一步影響購買情緒,並導致監管機構重新收緊對開發商的預售收益要求。
該行表示,未來或有更多買家拒還房貸,重燃市場對開發商無法如期交付的恐懼,增加買家的觀望情緒,預計不少民營開發商的現金流在短期內將保持緊張,當中有少數將遇到嚴重的流動性問題,指出合景泰富(01813.HK)、雅居樂(03383.HK)及綠地的第三季離岸債券到期較多,可能會遇到再融資困難。
雖然行業具國家政策支持,但喜憂參半的消息持續傳出,大和預期內房板塊短期內將維持區間波動,建議投資者關注財務實力雄厚的開發商,包括龍湖(00960.HK)、華潤置地(01109.HK)及旭輝(00884.HK)。
