《本地樓市》仲量聯行:甲級寫字樓連續八個月錄得正吸納量
仲量聯行發表報告指,5月甲級寫字樓錄得12.9萬平方呎的淨吸納量,已連續八個月錄得正吸納量。5月底整體寫字樓市場的空置率按月跌0.1個百分點至9.3%,中環空置率微升0.2個百分點至7.6%,而九龍東空置率為12.6%,仍然為各主要分區市場中最高。
整體市場租金則按月微跌0.2%。主要分區市場中,中環租金保持平穩,而港島東錄得最大租金跌幅。
仲量聯行香港董事總經理鮑雅歷(Alex Barnes)表示,甲級寫字樓租金較三年前已顯著回落,不少租戶正積極尋覓優質樓面以提升寫字樓空間質素,新建甲級寫字樓因配備新型設備及科技,可協助租戶達致可持續性發展及促進健康的目標,對吸引租戶存在優勢。
商舖市場方面,該行指,受惠於消費券的發放,4月零售業總銷貨額按年反彈11.7%,隨著社交距離措施的放寬和第二期消費券的發放,預計零售業總銷貨額將持續增長。
仲量聯行大中華研究部主管黃志輝表示,疫情逐步穩定下,五月租賃市場逐漸重拾動力,大部分零售商重啟擴張計劃,並把握現時市場租金尚處低位的機會,承租核心區商舖。
