《本地樓市》美聯:「飛揚」首批單位入場折實低於500萬元 加推具提價空間
美聯物業住宅部行政總裁(港澳)布少明表示,長實集團(01113.HK)與新地(00016.HK)旗下屯門新盤「飛揚」今日(17日)公佈首張價單,首批單位入場折實低於500萬元,平均尺價約1.5萬元水平,定價較市價低近一成,對準買家極具吸引力,相信首批銷情理想。 他表示,是次推出的單位涉及戶型多元化,切合不同買家需求,預計70%屬於用家,其餘三成爲於投資者,項目入夥後平均尺租料達38元水平,回報約3釐。 他相信,發展商將採取「先求量後求價」策略,認爲加推單位將具有提價空間。 布少明指出,目前加息對樓市影響較細,對於一手市場而言,市場需求仍然殷切,若月內續有大型新盤開售,6月份一手成交量可望錄2,000宗水平。至於二手方面,由於樓價穩步上升,業主議價態度強硬,新盤亦搶去部分客源,故成交量有所放緩。
