中原陳永傑:「瀚名」首張價單較區內二手屋苑低逾一成 料認購反應激烈

中原地產亞太區副主席兼住宅部總裁陳永傑表示,嘉裏(00683.HK)何文田「瀚名」公佈首張價單,涉及30夥,折實尺價由20,898元起,低絕同區一手貨尾,更比區內同類二手屋苑低逾一成,指出發展商爲追落後,定價十分克制,相信項目認購反應激烈。 他表示,5月份樓市明顯復甦,早前率先交投反彈的二手市場,平盤早已被吸納,議價空間亦收窄,相反一手市場百花齊放,買家選擇大增,現時樓市仍以用家主導,置業剛需依然龐大,已屆現樓的瀚名料受追捧,加上嘉裏的品牌,以及項目位於傳統豪宅區,擁34名校網,將可吸引家長客。另外何文田新晉屋苑的每尺租金可達50至60元不等,租金回報可觀,相信瀚名亦可吸引長線投資者入市。
