天譽置業(00059.HK)2021年度收益保持穩定達76.63億元、將適度關注其他產業投資機會
格隆匯4月1日丨天譽置業(00059.HK)公佈,截至2021年12月31日止年度,實現收益76.63億元(人民幣,下同),毛利16.97億元,經營溢利5.92億元。
潛在土地儲備
擬定土地投標:為了準備在未來補充土地,公司已與南寧、徐州及昆明的當地政府或第三方簽署多項合作協議,通過未來的公開拍賣取得總建築面積為1300萬平方米的土地。當達成協議載列的條件後,該等土地將以拍賣的途徑推出。
市區重建項目:集團亦透過參與廣州市當地政府所實施的市區重建計劃有關的舊區重建而持有潛在土地儲備。這些改造項目估計將會提供合共約470萬平方米的建築面積。對此等項目作出的投資計入綜合資產負債表的“其他應收款及預付款”內。
待取得市區重建的政府批文及有待進行的土地拍賣完成後,集團的土地儲備規模估計將增加總建築面積1770萬平方米。
投資物業
連同發展物業作銷售,管理層從集團的項目投資組合中挑選可提供令人滿意之租金收益及具備資本增值潛力的適當物業。截至2021年12月31日,集團在重慶、南寧、廣州及香港持有七項投資物業,總建築面積約33.9萬平方米,總公平價值約人民幣36.59億元,於目前及未來賺取租賃收入。
集團方面,穩健發展一直是集團的一貫策略。集團繼續緊貼國家房地產調控政策方向,通過青創住宅產品主打剛需,幫助政府解決年輕人住房及就業問題。大力堅決推進資產出售回籠現金,緊緊把握“新市民”購房需求加速項目去化,嚴控各項成本開支,及加快鳳尾村舊改項目建設進度等舉措,高度重視集團現金流安全。新增土儲方面,集團繼續推進廣州其他470萬平方米的城市更新項目拿地計劃,除市場出現良好機會外,將暫停其他渠道拿地。同時集團將適度關注其他產業投資機會,把握新機遇為集團發展增添韌性,貫徹實現有質量的增長目標。
