世茂服務(00873.HK)公佈年度業績：營收淨利雙高增，合約面積突破3億平米
格隆匯3月31日丨世茂服務(00873.HK)公佈截至2021年12月31日止年度業績，報吿期內，集團各項業務均正常開展，收入和淨利潤都取得了高速的增長，運營資金充足。2021年度，收入為人民幣84.26億元，同比增長67.7%；毛利達人民幣24.70億元，同比增長56.5%；經營利潤為人民幣15.01億元，同比增長67.4%；集團權益股東應占溢利為人民幣11.30億元，同比增長63.1%，每股基本盈利約為人民幣0.47元。董事會建議就截至2021年12月31日止年度派發末期股息派息率為30%。
集團收入來自四個業務：物業管理服務；社區增值服務；非業主增值服務；及城市服務。報吿期內，物業管理服務收入約為人民幣41.87億元，佔總收入比重約為49.7%，同比增長54.4%；社區增值服務收入達人民幣25.13億元，佔整體收入的29.8%，同比增長57.0%；非業主增值服務收入達人民幣8.71億元，佔整體收入的10.3%，同比增長22.2%；及城市服務收入達人民幣8.55億元，主要源於期內新的賽道佈局及收購世路源和金沙田。
報吿期內，集團在管建築面積和合約建築面積均取得高速增長，為集團綜合收入的增長打下堅實基礎，為發展各項增值服務創造了重要基礎。截至2021年12月31日，集團物業管理服務的在管建築面積達2.405億平方米，較2020年同期約1.461億平方米增長約64.6%。在管項目達到830個，覆蓋了全國107個城市。集團的合約建築面積約為3.080億平方米，較2020年同期約2.011億平方米增長約53.2%。
值得注意的是，集團2021年第三方競標外拓成績斐然，新增第三方競標外拓面積達6160萬平方米，較2020年同期的2350萬平方米，同比增長162.1%。第三方競標外拓面積、年飽和收入等各項指標均有較大提升，取得北京郵電大學，成都大熊貓基地等優質標的。2022年，世茂服務將繼續大力拓展市場，獲取更多第三方項目，繼續夯實能力，全面升級策略，持續提升戰鬥力。
截至2021年12月31日，集團現金及現金等價物為人民幣98.421億元，較2020年12月31日的人民幣58.300億元上升68.8%。
