郭家耀: 俄烏談判未有進展港股料整固 憧憬內房寬鬆政策出台
安里資產管理董事總經理郭家耀稱,美股周三(30日)表現回落,俄羅斯及烏克蘭談判未有進展,大市反覆偏軟,三大指數均錄得跌幅收市。美元走勢回落,美國十年期債息下跌至2.34厘水平,油價低位反彈,金價亦跟隨回升。港股預託證券個別發展,預料大市早段溫和低開。
內地股市向上,滬綜指高開高走,並以全日高位收市,上升1.9%,滬深兩市成交額亦有所增加。
港股跟隨外圍向好,藍籌股普遍向上,指數重上22,000點水平,大市成交增加。市場氣氛改善,有利後市進一步挑戰高位阻力,不過港股通因假期關係暫停數天,加上近期升幅較為顯著,預料市況將短暫進行整固,指數維持於21,500至22,500點水平上落。
另中指研究院監測數據顯示,3月份內地樓市整體成交上行,一、二線城市按月上升,但與去年同期相比,成交數據仍為下滑狀態。一線城市整體按月上升12%,其中北京升幅最高,為80.4%;廣州升幅34.0%,位居第二。按年來看,整體成交下降,降幅為44.2%,其中上海降幅顯著,達51.2%;深圳降幅居次位,約為44.9%。二線代表城市成交數據按月上升32.3%,按年則下跌47.4%。按月上升的城市中,蘇州升幅明顯,達67.4%;福州次之,升幅為53.4%;武漢升幅為51.2%,位居第三。重點監測的城市中,南京按月降幅較大,為20.8%。三線代表城市樓市成交量按月下降10.4%,連雲港降幅較大,為69.9%,另外韶關降幅居次位,為26.7%。按年來看,整體下降75.5%。業內人士分析指,多地二手房首套房貸款利率降至5%以下,帶動二手房市場成交量回升。預料後續更多扶持行業政策出台,帶動樓市交投進一步反彈。
